Residential & Investment

Monaco. Simply mentioning the name is enough to invoke images of bright golden sunshine, glittering azure waters, magnificent ornate casinos, stunning elite sports cars, and the quintessential glitz and glamour accompanying the wealthy and famous who gather here year after year.

There are not many better investments available than buying property in Monaco where all real estate is classed as prime. There is a restricted supply of residential property in the principality, and this, along with the high demand from a broad global base, results in some of the most expensive ultra-prime locations in the world, for example, some of the apartments along the Avenue Princess Grace close to Larvotto Beach are priced at more than seventy thousand Euros per square metre.

When buying a Monaco property, you are also investing in your future health and happiness as you will be living in one of the safest and most secure places in the world, and that’s not to mention the incredible scenery.

Why choose Monaco?

Situated on the north coast of the Mediterranean Sea along the beautiful ‘Cote d’Azur’ in the southeast of France, Monaco is the world’s second smallest independent state, after Vatican City, and, with a land area of just over two square kilometres, virtually all of its real estate can be accurately described as prime. Conveniently located just a thirty-minute drive from both Nice International airport to the west and the Italian border to the east, and also very close to glamorous Cap Ferrat, the principality sits at the heart of Europe. With its commitment to high-security, pristine streets, along with its healthy climate and an amazing setting boasting some spectacular views along its four kilometre coastline, this iconic strip of land has become an international hub for business, an area of incredible property investment opportunities, and an exclusive haven for the wealthy who have long enjoyed the propitious tax regime for both Monegasque natives and official foreign residents. The principality really welcomes and encourages all new residents to feel at home in this truly international community. Whether you are searching for an amazing place to live or simply an incredible investment opportunity there is nowhere better to look than Monaco.

The Districts of Monaco

Monaco is divided into districts each having their own distinctive flavour and appeal. These include: prestigious Monte Carlo with its opulent casinos; the absolute luxury of the Hotel de Paris; and the most fashionable of meeting places, the Café de Paris and the American Bar. The south-central area, Monaco-Ville, also known as ‘The Rock’, is home to the Palais Princier, the official residence of the current constitutional monarch, Prince Albert II; while La Condamine, the central district, includes Port Hercules where the glitterati party on their luxury yachts and once a year the fastest sports cars on Earth speed along the narrow waterfront streets during the Monaco Grand Prix weekend. The southernmost district, Fontvieille, contains Monaco Heliport providing frequent links to Nice Airport.

Most of the constructed space in Monaco is residential with only a small percentage of its area given over to commercial and administrative buildings and hotels.

The Hotel de Paris

In the heart of Monaco, amongst exquisite architecture such as jardins des boulingrins and Cafe Des Paris lays the majestic Hotel de Paris a boutique luxury hotel with a Belle – Epoque design. It is among those hotels which exude class and opulence at the highest level. The hotel is owned and operated by SBM along with the Hotel Monte Carlo Beach, Hotel Hermitage in Monte Carlo and the Monte Carlo Bay Hotel & Resort. It has some of the best restaurants with Michelin stars that welcome guests next door. The hotel is situated adjacent to the redeveloped Sporting D’Hiver now a modernised version of an historic building, some of the most reputed luxury chains from all over the world have opened new stores there. You can even browse through the myriad perfumes and jewellery stores that line the boulevard in front of the legendary hotel.

Some of the most renowned brands can be found in the famous Carre d’Or that houses the best names in fashion and luxury. You can choose from an eclectic group of prestigious brands and colourful shops. Apart from premium quality goods, you can also check out the alleys of the old town and find street merchants selling souvenirs and other shopping items.

The Metropole Shopping Centre, or the Allees Lumieres are some of the most important shopping hubs next to the hotel. You can even check out the extensive garments that are on display in the fashion boutiques, situated outside the hotel. These have a ready to wear classic collection of clothes along with a varied range of personal accessories like leather goods, handbags, shoes and belts. You can also choose items in the quaint shops that line the back alleys of the hotel. These are nondescript and offer travellers many superb home collection decorations.

Monaco – Cape Grace, Extension into the Sea

There is a simple reason why so many people move to this incredible part of the world. It is a country like no other on this planet. The opulence, prominence and beauty on offer is unprecedented yet only spread over two kilometres or half a square mile of area and a population of 38,000, Monaco forms to be the world’s smallest country after Vatican City. The principality is a throbbing tourist destination and is even regarded as the abode of the rich and famous millionaires. As a princely state with spellbinding beauty, Monaco can stimulate your senses and cast a spell of grandeur like nothing you have ever experienced.

The construction of an artificial 6 hectares of land just off the Larvotto district is one of the most magnificent building projects taken up in the world. A man-made island below the hill of Monte Carlo will house 60,000 square metres of high rises that will not exceed 10 floors in height. This monumental construction project of reclaiming the sea to build an artificial island is one of the finest in the world.

The entire island will extend from the Fairmont hotel to the underwater reserve of Monaco. This new island has already been named as Cape Grace after Princess Grace.

Surrounded by France on all three sides, Monaco is reclaiming the sea in its quest for expansion. Long accustomed to shortages in space, the city-state is now undertaking the total expansion at the cost of a billion Euros. The project is expected to be completed by 2025. Cape Grace will be an effortless exhibition of commercial grandeur and will house plenty of luxury homes along with office spaces and malls.

There will even be an extension of the Port Hercules all the way till Larvotto. This will increase the principalities ability to welcome millionaire yachts and boats. With around 1,500 buildings in Monaco, there will be an additional half a million square metres of real estate to the existing 3 million square metres. These properties are expected to cost around €100,000 Per Sq Mtr, about 50% more than that in the New York City. Alongside the Monte-Carlo and Fontvieille districts, which are also the biggest districts in the city-state, the Marina will be developed gradually and environmental concerns will strictly be taken into account. This island will showcase civil construction projects for many years to come.
