The Districts of Principality of Monaco

Each of the districts that make up the magical principality of Monaco have something different and unique about them that, depending upon your particular needs, make it the perfect place for you to live. Monte Carlo / Carré d’Or

Fabulous Monte Carlo encapsulates all that is magical about Monaco. Situated on a headland at the base of the magnificent Alps, this district is surely most famous for its glittering Casino de Monte Carlo, conjuring images of James Bond, luxurious sports cars, and beautiful people sporting the latest high-fashion couture. The casino additionally houses the palatial Salle Garnier, residence of the Opera de Monte Carlo and venue for the incredible Monte Carlo Jazz Festival, and, in the Casino Square, internationally acclaimed stars of the music industry perform open-air concerts.

Opulence abounds here and around the highly acclaimed Carré d’Or, famously known as Golden Square, and you will find many five-star luxury hotels here, such as the Hôtel de Paris with its Michelin star restaurant, the Louis XV-Alain Ducasse à l’Hôtel de Paris, where world famous chefs Dominique Lory and Alain Ducasse have created a modern, authentic menu. It is the first hotel restaurant to ever receive three stars from Michelin.

Stylish cafés like the acclaimed Café de Paris and a dazzling array of extravagant boutiques: Louis Vuitton, Chanel, and Cartier to name just a few, can also be found in this district described as the heart of the principality; as can the luxuriously tranquil Thermes Marins Spa; and numerous plush bars, restaurants, and shops in the Metropole and Carré d’Or shopping centres.

Monaco Ville

Nicknamed ‘The Rock’, Monaco Ville is the south-central and smallest district of the principality and with its quiet, almost entirely pedestrian cobbled streets, has retained much of its old town medieval charm. Only local vehicles are allowed in Monaco Ville and petrol-powered motorcycles are permitted only until late evening.

The constitutional monarch, Prince Albert II, and his family live here in the lavishly converted thirteenth century fortress, now known as the Palais Princier, which sits just in front of the dome of ‘The Rock’ and this district is also home to the imposing Saint Nicholas Cathedral, the final resting place of many of the royal family including Prince Albert II’s mother, the iconic Princess Grace.

Fontvieille

The southernmost district in the principality of Monaco, Fontvieille, is also the youngest. Developed between the 1970’s and 1990’s, mostly on reclaimed land, this dynamic residential and commercial hub houses ten per cent of the principality’s population and is also home to Monaco’s non-polluting, high-tech businesses as well as the Port of Fontvieille.

Spectacularly extravagant yachts can be found moored in the tranquil blue waters of the magnificent marina and a nearby heliport offers frequent flights to Nice and Mandelieu airports as well as to the ski stations not far from the area. Fontvieille is the place to go for great food and the many outstanding restaurants along the waterfront provide an amazing setting for the discerning customers.

This is a great place to live for families and the beautiful coastline here provides great places to take a walk and admire the wonderful Mediterranean views. Properties in this district, especially those with a sea view, can reach up to fifty thousand Euros per square metre.

La Condamine

La Condamine is the central district of the principality and it includes the only deep-water port in Monaco, Port Hercules, which houses the fantastic and exclusive Yacht Club de Monaco Marina, at the Quai Louis II, and is one of the main venues for the culturally stimulating Monte Carlo Spring Arts Festival which holds events at different venues around the principality. This area is most famous for the explosive excitement generated here in late spring every year at one of the most prestigious sporting events on Earth, Formula One’s Monaco Grand Prix, and also at the Monaco Yacht Show, the biggest super-yacht show in the world. Property in this area affords tremendous views of the heart-stopping action as the fastest cars in the world flash through the narrow harbour-front streets, speeding past the many gleaming deluxe super-yachts moored in the deep blue waters of the fabulous marina.
This district has become a really lively place with many great bars and restaurants and has something of a Mayfair in London feel. It also has a fantastic open-air marketplace hedged with shaded arcades where aperitifs can be enjoyed whilst taking in the wonderful colours and smells of the various fruit and vegetable stalls. If you want quintessentially Monagesque restaurants and shops then this is the place to go.
Property prices can vary from around twenty-five thousand to in excess of sixty thousand Euros per square metre for the first line of properties with terraces that overlook the harbour and the Formula One track.

Les Moneghetti

Les Moneghetti is the area in which local Monegasques used to live. It can be found to the north of La Condamine where the magnificent French Alps fall steeply down towards the Mediterranean Sea. It is the north-central district of the principality and contains Monaco’s only railway station, Gare de Monaco-Monte Carlo.
This district has some amazing properties, many with beautiful gardens, and the apartments here are well known for their steep, terraced locations and unbelievable views over Port Hercules and Monaco Ville. Prices here are comparable to those in La Condamine but due to the recent investment in this area, in the form of luxurious apartments and high quality amenities, prices have been rising steadily.

Saint Roman-La Rousse

The principality’s northernmost district located at the far north-eastern border of Monaco, Saint Roman/La Rousse is home to many luxurious, elegant apartment blocks, the most impressive being the stunning Tour Odeon, the ultimate in opulent design with its sleek modern curves in glass outside and magnificent marble pillars and floors inside.
Apartments in this area are reaching prices in excess of eighty thousand Euros per square metre.

Larvotto

Larvotto district is found to the southeast of Monte Carlo and La Rousse. It borders Roquebrune-Cap-Martin, in the Provence-Alpes-Cote d’Azur region of France, where the prestigious Rolex Tennis Masters tournament is held every year at the Monte Carlo Country Club. The Avenue Princess Grace on the seafront of the Larvotto district is one of the world’s most expensive streets to live on. It runs alongside the fantastic Larvotto beach, well known for its beach-volleyball, great gym, and fantastic al fresco dining during the balmy Riviera summer evenings.
The renowned Japanese Gardens; Monte Carlo Bay Hotel; the famous nightclub Jimmy’z; and the internationally noted Summer Sporting Club, venue of concert performances from some of the world’s most famous artists, can all be found in Larvotto; and with incredible views of the glittering Mediterranean Sea to be seen from many of the mainly modern apartments in this district, this is a great place to live.

Jardin Exotique

At the northwest of the principality, just to the north of La Condamine and Fontvieille districts, we find one of the most charming areas in Monaco, the district of Jardin Exotique. Similar to the district of Les Moneghetti to the east, the area is known for its steep terraced streets, beautiful gardens, and stunning views over the Palais Princier and Saint Nicholas Cathedral in Monaco Ville, as well as Port Hercules and further out to the azure waters of the Mediterranean Sea beyond.

Here the magnificent French Alps fall steeply towards the sea creating a fabulous backdrop for one of the quieter districts in the principality. This is a place where residents can enjoy relative peace and tranquillity; perhaps enjoying a stroll through the wonderful Exotic Gardens, from which the district was named, and marvelling at the incredible collection of cacti and succulents on display, a sort of mini-Mexico in the Mediterranean; or a shopping trip at the many excellent shops and boutiques nearby; or maybe just sitting on their balcony and enjoying the views.

This district is only a short distance from the Grande Corniche, the world famous cliff-side road with its unforgettable views, and is handily placed at only thirty kilometres, a thirty-minute drive, from Nice International Airport. It is also very close to the beautiful French villages of Èze and La Turbie.
